You may still have options — but timing matters

If a foreclosure sale has been scheduled, the first thing to know is the actual sale date.

The amount of time remaining can affect which paths are still practical. Acting earlier gives you more time to ask questions, review your situation, and decide what makes sense.

Start with your mortgage servicer

Contact your mortgage servicer and confirm:

  • the scheduled foreclosure sale date;
  • the amount required to reinstate or pay off the loan; and
  • whether any foreclosure-prevention option, modification, repayment arrangement, postponement, or other assistance may be available for your loan.

Availability and eligibility vary. Do not assume a sale has been postponed or canceled unless the appropriate party confirms it.

If nothing has been approved, plan around the deadline

If your mortgage company has already approved a modification, repayment plan, postponement, or another solution, follow the terms they provided.

But if nothing has been approved and the foreclosure sale is still scheduled, do not assume more time is coming.

A request, application, phone call, or conversation is not the same as confirmation that the sale has been postponed or canceled. Plan around the date that is actually scheduled unless the appropriate party confirms otherwise.

Selling may be the option you can still control

If you do not have a workable lender solution in place, it may be time to seriously consider selling before the foreclosure sale.

You do not have to commit to selling just to find out what CashAsIs can offer.

A real purchase offer gives you a number to compare with your mortgage payoff while there may still be enough time to complete title and closing.

The goal is not to wait until selling becomes the only idea left but there is no longer enough time to finish the transaction.

Don’t confuse an offer with a completed sale

When a foreclosure deadline is approaching, getting an offer is only the beginning.

A completed sale can still require:

  • a signed purchase agreement;
  • title review;
  • mortgage payoff information;
  • resolution of applicable taxes, liens, or title issues;
  • required signatures; and
  • closing and funding.

That is why waiting until the final days can make a sale more difficult to complete.

Don’t wait on a solution that hasn’t been approved

If the scheduled foreclosure date is still active, treat it like a real deadline.

Waiting for an unconfirmed extension can use up time that could have been available for title, payoff, signatures, and closing.

Get a CashAsIs offer while there is still time

CashAsIs can review the property as-is without requiring repairs, cleanup, staging, or showings before we make an offer.

Send us:

  1. The property address
  2. Your scheduled foreclosure sale date
  3. Any recent foreclosure notice you have available

We’ll review the property and let you know what we can offer.

You decide whether the offer works for you. Getting the number earlier simply gives you another option to evaluate while there is still time.
