We put the idea right in our name

CashAsIs wasn’t named after a slogan. It was named after the way we believe a property sale should be able to work.

Most selling advice starts with a list of things the owner should do first: repair this, replace that, clean everything out, make the property look better, get it ready for photos, prepare for buyers, and then put it on the market.

We built CashAsIs around the opposite starting point:

Show us the property the way it sits.

Before you spend another dollar fixing it up, let us evaluate what is already there and tell you what we can pay for it in cash.

That is what Cash + As-Is means to us.

As-is is a selling method, not a property condition

A common misconception is that selling as-is is only for a house that is falling apart.

It isn’t.

A property can be clean and updated. It can need cosmetic work. It can need a major renovation. It can be vacant land. It can be inherited, tenant-occupied, behind on taxes, sitting empty, or simply something the owner no longer wants to manage.

The condition can change. The CashAsIs idea stays the same.

We look at the property in its present condition instead of requiring the seller to turn it into something else before we make an offer.

No repair list before you can sell to us

Maybe the roof is old.

Maybe the kitchen hasn’t been updated in twenty years.

Maybe there is foundation work, damaged flooring, old plumbing, deferred maintenance, or a long list of little things that would matter to a traditional retail buyer.

You can tell us about it.

You do not need to solve all of it first.

With CashAsIs, those conditions become part of our evaluation of the property, rather than a pre-sale renovation list for you.

That distinction is the whole point.

Any situation means more than repairs

Sometimes the property itself isn’t the hard part.

The situation is.

An owner may be dealing with an inherited property, multiple heirs, an approaching foreclosure date, delinquent property taxes, a vacant house across town, an unwanted rental, a failed listing, divorce, relocation, or simply years of being tired of the property.

That is why our process starts with the owner and the property as they are today.

We don’t need every seller to fit the same story.

We need enough information to understand the property, the situation, and whether a direct CashAsIs purchase makes sense.

We removed the “get it ready for us” step

Think about the difference.

A traditional sale often begins with preparing the property for the market.

CashAsIs begins with evaluating the property you already have.

That can eliminate an entire stage of work before a seller even knows what their alternative is.

Instead of automatically:

  • hiring contractors;
  • making cosmetic improvements;
  • replacing items for resale;
  • coordinating a full cleanout;
  • preparing for listing photos;
  • staging rooms; or
  • spending money just to find out what the market might do,

you can start by getting a direct number from us.

Then you can compare your options with actual information.

A CashAsIs offer is more than the number at the top

Price matters. Of course it does.

But the structure of the sale matters too.

When we evaluate a property, our offer is designed around a direct purchase where the seller does not have to make the property retail-ready for us. Depending on the transaction, that can remove repair spending, traditional listing preparation, buyer-financing uncertainty, and other steps that can sit between deciding to sell and actually closing.

That doesn’t automatically make a CashAsIs offer the right choice for every owner.

It gives you another way to sell.

If maximizing the highest possible retail price is the only priority and you have the time, money, and willingness to prepare and market the property, a traditional listing may make sense.

If certainty, simplicity, current condition, or getting the property handled matters more, compare the full picture—not just two headline prices.

See our cash offer vs. traditional listing comparison for a side-by-side look.

What happens after you say yes?

Selling as-is does not mean skipping the legitimate closing process.

Once there is a signed purchase agreement, the transaction still moves through title and closing.

In simple terms:

Agreement → Title → Closing → Seller proceeds

Title reviews ownership and items that need to be addressed for closing. The closing documents are prepared. Then the transaction closes according to the agreement.

Why we called it CashAsIs

Because those are the two ideas we wanted sellers to understand before anything else:

Cash. As-Is.

Not “fix it and then call us.”

Not “make it beautiful first.”

Not “hope a financed buyer gets to the finish line.”

Start with what you own today.

Tell us about the property.

Let us look at the condition and situation.

We’ll tell you what we can pay.

Then you decide.

That’s the CashAsIs way.

The property doesn’t have to fit the traditional sale. The sale can fit the property.
