Your CashAsIs offer is what you get for the property under the terms of your agreement.

We're buying directly from you as-is. That means you are not listing the property with us and then getting charged for a long list of traditional selling expenses. With a traditional real estate transaction, the number a property sells for is not necessarily the same amount the seller walks away with.

YOUR CASHASIS OFFER IS SIMPLE:
We make you an offer to buy the property directly, as-is. You do not need to fix it up, clean it up, stage it, or wait for a traditional financed buyer.

With a traditional sale, these things can come up

REALTOR COMMISSIONS / COMPENSATIONDepending on the listing agreement and negotiated transaction, agent compensation can reduce what the seller ultimately receives.
CLOSING COSTS & CONCESSIONSA traditional transaction can include seller closing expenses or negotiated credits and concessions to the buyer.
REPAIRSYou may spend money fixing the property before listing or negotiate repairs or credits later in the transaction.
CLEANING, STAGING & PREPGetting a property ready for the retail market can mean cleaning, removing belongings, landscaping, staging, photography, and other preparation.
SHOWINGS & OPEN HOUSESYou may need to keep the property presentable and allow buyers and agents through it while it is marketed.
BUYER INSPECTIONSA traditional buyer may inspect the property and, depending on the contract, request repairs, credits, concessions, or other changes afterward.
BUYER FINANCING & APPRAISALA financed buyer may need mortgage underwriting, lender approval, an appraisal, and other lender requirements before closing.
TIME & CONTINUED OWNERSHIP COSTSWhile you still own the property, taxes, insurance, utilities, mortgage interest, HOA, lawn care, maintenance, and other applicable costs can continue.

Example: a sale price is not always the take-home amount

If a property is listed and eventually sells, the sale price is the starting number. Depending on that particular transaction, commissions or compensation, seller closing expenses, concessions, repairs, preparation, and continued ownership costs can reduce what the seller ultimately keeps.

That does not mean every traditional sale has every expense above. It means you should know what applies before comparing a possible list or sale price with the direct CashAsIs offer already in front of you.

What about inspections?

With CashAsIs, you are selling the property as-is rather than preparing it for a traditional retail buyer and then going through the usual buyer inspection and repair-negotiation process. Any disclosure obligations or representations required in your transaction still apply; selling as-is does not mean known issues should be hidden.

What about Realtor fees?

CashAsIs is buying the property directly from you. We are not charging you a listing-agent commission to buy your property. If you already have a separate agreement with a real estate broker, agent, or another party, that separate agreement may create its own obligations.

What about financing?

Our cash purchase is not dependent on a traditional buyer getting approved for a mortgage. That means you are avoiding the traditional buyer mortgage underwriting process. Your purchase agreement and normal title and closing requirements still control the transaction.

YOU AVOID ALL OF THAT BY SELLING DIRECTLY TO US.

No fixing the property for us. No staging it for us. No traditional showings. No listing-agent commission charged by CashAsIs. No waiting for our purchase to depend on a buyer mortgage approval.

Why should selling your property have to mean paying to get it sold?

Compare what you actually walk away with

When deciding what to do with your property, compare the complete outcome. One option may have a higher headline price but also require more time, work, uncertainty, or transaction expenses. Another may offer less complexity and a direct as-is sale. The right comparison is what each option actually requires from you and what you ultimately expect to receive.
